Cary, NC: What are Homes Selling for in Cary NC?

Cary, NC is a big relocation area. Many companies are moving their headquarters to Cary, NC or Research Triangle Park. Cary offers a great quality of life and wonderful lifestyle.

What some people don't consider is Real Estate is very regional. In our area, it can even come down to the very neighborhood and sometimes the different builders or levels within a neighborhood. It is important you work with a qualified Real Estate Professional who understands Real Estate statistics and can use every bit of information provided to not only help you get the best price when purchasing a home but, to help you not miss out on a great home.

When I work with people relocating to the area, I ask a lot of questions. The answers will help me show prospective buyers home that best meet their criteria and it will help me explain how our market is compared to where they're coming from.

Since Cary never had a huge bubble, it wasn't hit as hard during the recession. Sellers did take a hit but, nothing like other NC towns and especialy not like other states such as FL, NV, CA, etc. It is important a homebuyer is educated in Real Estate before purchasing in this area. It will save them time, money and aggrevation if they have a Realtor who understands the market.

Below is a rough example of Real Estate Sales in the Cary NC area. You may be surprised at what percentage homes are selling for. It is also interesting to see where the sweet spot is and where the dips are.

What are Homes in Cary NC Selling for

*based on resale homes in the hundred thousand range (ie $100 = $100,000) 


Notice where home prices go from selling at 97% of FINAL list price to 98%, back to 97% and up to 99%. Then when the home price hits $1 million, closed selling prices drop dramatically to 93% of FINAL list price.

Also notice how the days on the market fluctuate. This too demonstrates sweet spots for home buyers.

These statistics are for the entire town of Cary. The numbers will vary based on many things such as schools, area, neighborhood and more. There are cases where homes are selling for more than 100% of FINAL list price.

Carla, my area of Huntsville is similar in that it didn't experience the market crash as other parts of the country did.  I am a little surprised and your higher end market and the list to sale price percentage and relatively low market time.

Nick, We work very hard to get sellers to list their home at the correct price. We've found if a seller will list it at the correct price, it looks good, has proper marketing, and doesn't have any issues, then the seller will get the best price. When they list a home for too high, they generally get much less than they would have and it takes much longer to sell.
