Sellers, You probably hear this all the time. Price Your home Correctly to get the best price and sell the quickest. Some of you roll your eyes when you hear Realtors Say that Phrase. We often hear "I just want to try it to see what happens". Then there are those who know what I'm talking about, price it correctly and Start Packing! I came across a great example of what happens when you don't price your home correctly. I've left out the name of the neighborhood and addresses to protect the innocent.

Below are 6 homes, built by the same builder, sold in the same neighborhood over a 6 month time period.

Definitions:

SP/SF =
  Sale Price per Sq. Ft.
SP/LP =   Sale Price vs. List Price
LADOM =   Listing Days on Market

**RESULTS of Pricing Correctly from the Beginning: As you can see, there was a $10 per sq. ft. price difference. If the average house in this neighborhood is 3000 sq. ft., That's $30,000!! PLUS - that was also 128 days sellers in exhibit #2 didn't have the hassel of selling their homes. Excessive days on the market can also equate to lost opportunities AND lost mortgage, maintenance & utility payment (if vacant).
