Overall, Cary came through the recession better than the majority of Wake County residents. Cary tends to have the highest average home prices in Wake County and Chapel Hill has the highest in the Triangle. Both are some of the highest in North Carolina excluding coastal towns.

Homes in Cary NC tend to sell for 98% of final list price.

You can see what the average marketing days are for Cary homes. However, keep in mind some homes will sell faster than others. You don't want to go in with a low offer on a house you really want. If the owner gets multiple offers, they may not be as willing to work with someone who starts really low. Savvy home sellers who are using a Realtor will know this information and will be expecting something close to their list price. 

Average Days on the Market are pretty low for homes in the $175k - $500k price range. 

For a buyer, this gives you an idea of the norm. You shouldn't wait too long to make your offer. For a seller you need to be prepared for the amount of marketing time. Your listing agent can tell you what to expect based on what your price is.

There aren't many homes in Cary NC for less than $100k.

Cary has one of the highest average home prices in Wake County. It is very difficult to find anything under $100k. If you do, it will most likely be a townhome and/or will be an older home in need of repairs.

The luxury market in Cary starts in the high $400's to low $500's. 

Although Cary NC has a high average price point, you can see the sales are bunched together. The Cary NC luxury home market isn't as high as larger cities such as NY and CA towns.
