CASE of the Missing Schools:
I have Home Buyers! I have Several Home Buyers! I have Several Home Buyers who want specific schools!
Problem: There are several listings that don't have the assigned school in MLS OR several that don't have the secondary school listed in MLS.
Some buyers want traditional schools, some want year-round, and some don't care. There are some home buyers who want specific schools. We as Real Estate Agents cannot guarantee a buyer a specific school. We can show them homes that are associated with specific schools.
However, if we pull a home search for a home buyer we're only going to get the listings that have complete school information listed in their home search.
Today, I was pulling properties in Cary and Apex that are assigned to TRADITIONAL Calendar schools. I pulled the ones with traditional calendar schools associated with the property, I pulled homes with traditional calendar schools as the second or back up choice. I asked myself, "Is this all there is available?"
I had a feeling there were more out there. So, I pulled all homes in the area and price range my buyer is considering. I'm ashamed to say there were several with incomplete information.
I put on my detective hat and searched individual properties on the Wake County Public school site to find out which ones have the schools my buyer is searching for. This took a lot of time. Low and Behold, there were several that met my home buyers criteria.
For home buyers who are set up on an automatic search, they're not seeing those homes associated with specific schools. For home buyers searching the internet, they're not finding those homes. Humm...
Question: Is your home information correct, complete and up to date in the Triangle Multiple Listing Service and various marketing sites????
If your home listing information is not up to date, complete, and correct, AND your home is already on the market, you need to contact your agent.
